April Market Update Oakland County 2022

The April 2022 market stats reflect fewer active homes for sale compared to April 2021. The gap is smaller than we have seen in previous market updates (click to read more). There is a 10.15% decline from the previous year. April’s sales are also down from 2021 by 17.69%.

The list-to-sale price ratio has increased from 2021 to 2022 by 2.4%. The current ratio* sits over 100.0%. This means that on average, sellers are receiving the full value of their asking price or more.

*This is an average value, so there will be sales that sold for less and sales that sold for more; not all sales are represented in the MLS*

The current market time is faster with homes sitting on the market for an average of 19 days. this is 10 days faster than April 2021, which saw an average market time of 29 days. Overall, the market time has dropped by 34.48% in the last year.

April 2022

Rounding out, the April 2022 market saw sell times move quite a bit faster, a strong list-to-sale price ratio, and low inventory.
