The Final Walkthrough: Why It’s Too Important to Skip
It might not seem like a big deal—especially if the home is empty and looked fine last time—but skipping the final walkthrough can lead to costly issues.
Take one of my recent experiences: my buyers couldn’t make their walkthrough, so I went for them. The moment I stepped inside, I could tell something was off. The house was freezing. The heat wasn’t working—and closing was only hours away.
Here’s Why the Walkthrough Matters
Nearly every purchase agreement gives buyers the right to do a final walkthrough within 48 hours of closing or taking possession. It’s not just a formality. It’s your chance to make sure the home is in the same condition as when you made the offer. You’re checking that all agreed-upon items are still there, and that the home’s systems—heat, water, electricity—are all functioning.
The Utilities Should Be On
That heating issue I mentioned wasn’t just inconvenient—it could’ve turned into a major expense. We didn’t know whether it was a mechanical failure or just an unpaid bill, but I was able to negotiate a $10,000 holdback from the seller’s proceeds. Turns out the furnace had a cracked heat exchanger and had to be replaced. Thanks to that walkthrough, the buyers got a brand-new furnace without paying a dime.
“Skipping the walkthrough could leave you responsible for damage or missing items the seller was supposed to address.”
Vacant Doesn’t Mean Problem-Free
Just because a home is empty doesn’t mean it’s risk-free. Pipes can freeze, systems can fail, and no one’s around to notice. That’s why even vacant homes deserve a proper final check.
Do Another Walkthrough at Possession
In Michigan, sellers often stay in the home after closing. Movers can scuff walls, items that were supposed to stay might be gone—it happens. That’s why I always recommend a second walkthrough at possession. Before moving anything in, walk the home again and document anything out of place with photos and timestamps.
