Pricing Your Home is a Strategy, Not a Guess

Price It Right. Sell It Faster.

It might seem smart to start high, especially in a hot market. But overpricing can backfire—leading to fewer showings, a stale listing, and painful price cuts later. Let’s avoid that from the start.

I’ve worked with enough sellers to know the most common pricing mindset: “Let’s list it high so we have room to negotiate.” It’s understandable. You want to get top dollar. But in today’s market, that strategy often works against you.

Here’s why:

Buyers compare everything
They’re not thinking about what you want. They’re thinking about what they can get. When your home is priced above similar listings, it simply makes those other homes look like better deals. That means fewer showings, less interest, and a missed opportunity to capture motivated buyers right away.

Time on market kills momentum
When a home sits, buyers start to wonder what’s wrong with it. Even if there’s nothing wrong, the longer it lingers, the more likely it is to attract lowball offers or none at all. I’ve seen sellers reject a solid early offer, only to wish they hadn’t weeks later.

You can’t outsmart the data
Even if you get an offer, the buyer’s agent will be looking at the same market comps we do. If the price doesn’t align with what the market supports, the deal can fall apart during appraisal or negotiation.

Pricing should be precise
When I sit down with sellers, we don’t wing it. We look at comparable sales, local trends, and determine a realistic sale price. From there, we set a smart list price. Sometimes that means pricing slightly above market. Other times it means pricing just below to create urgency and spark multiple offers.

Buyers move fast and pass fast
If your home feels overpriced, they’ll scroll past. But when the price is right, it builds momentum, drives traffic, and puts you in a stronger position to negotiate.
